Adam Taugwalder founded CB Prime to offer something the Thai property market rarely provides — a genuinely independent advisor whose only obligation is to the buyer. His career spans more than two decades at the intersection of luxury real estate, hospitality, and private client services. Starting in the family real estate holding company in Switzerland, he went on to hold senior roles at NetJets, the private aviation pioneer owned by Berkshire Hathaway; Exclusive Resorts, the world's largest members-only destination club; and the real estate division of Six Senses. In Thailand, he served as a senior advisor to Raimon Land PLC, one of the country's most prominent SET-listed luxury developers — giving him a clear understanding of how the top-tier market is built, priced, and sold from the inside. Having lived in Zurich, the Côte d'Azur, Mallorca, and London before making Bangkok home, Adam understands instinctively what discerning international buyers are looking for — because he has lived that life himself. He knows which developers deliver and which do not, which locations hold value and which do not, and when a price reflects the market and when it does not. Foreign nationals can own condominium units freehold (up to 49% of total units in a project). For landed property such as villas, common structures include long-term leasehold (30+30+30 years) or ownership through a Thai limited company. CB Prime advises on the most suitable structure for each client.
Freehold means outright ownership with no time limit — available to foreigners for condominiums. Leasehold grants the right to use a property for a defined period, typically structured as 30-year terms with contractual renewal options. Both structures are widely used and legally sound when properly documented.
Buyers should budget for transfer fees (typically 2% of appraised value), specific business tax or stamp duty, legal fees, and sinking/common area fund contributions for condominiums. CB Prime provides a detailed cost breakdown for every property under consideration.
A straightforward condominium purchase can complete in 30–60 days from reservation. Off-plan purchases follow the developer's construction timeline, typically 2–3 years with staged payments. Villa purchases vary depending on due diligence requirements. CB Prime manages the timeline and keeps you informed at every stage.

Our fee is typically covered by the developer, not the buyer.
